    Regression across the three, reported with the range over which the relationship is most reliable — and flagged where the sample thins out.

No. It provides market value indicators and strategic estimates from settled sales. A bank will want a valuation from a certified practising valuer; this is the evidence that informs your own decisions before that point.

Does it predict where prices are heading?

No. It analyses sales that have already settled. Anyone offering you a forecast is offering you an opinion.

What if a statistically optimal size cannot fit my site?

Then it does not apply to you, and the report says so. A market optimum that your allotment cannot physically accommodate is not a target you have missed.
